At a glance
How did Saudi real estate prices change in Q2 2026?
Saudi Arabia’s general Real Estate Price Index rose 1.3% year on year and 3.0% quarter on quarter in Q2 2026, according to GASTAT. The movement varied sharply by property type: residential land rose 6.3% annually while villas fell 9.7%. A useful market assessment therefore starts with the asset category, location and observation period.

Land and villas are moving in different directions
The residential sector rose 2.6% annually, but its components tell different stories. Residential land growth sits alongside falling villa prices and a smaller increase in apartments. Applying one residential growth rate to a portfolio containing all three would conceal a material difference.
For comparable analysis, start with properties of the same type and location. The index helps establish direction; it does not price an individual property or establish why its value changed.

Regional outcomes diverge from the national average
The general index rose 10.4% annually in Al Jouf Region and 4.2% in Riyadh Region, while Eastern Province fell 2.5% and Hail Region fell 10.1%. These are administrative regions, not individual cities. Riyadh Region’s result cannot be applied directly to every district of Riyadh city.

Rents and construction costs add operating context
Annual housing rental inflation reached 3.93% in August 2026, while construction costs rose 2.25%. These indices describe different parts of the market and a different observation period from property prices. Read together, they provide context for pricing, rental income and delivery costs, while retaining each series’ own definition.
